We are development managers. We manage each stage of the whole development process to ensure a “hands-free” investment for our investors. Briefly, our responsibilities include:
Sourcing suitable development opportunities via our network of agents / contacts and direct approaches to property-owners
Appraising each opportunity for financial viability, developing detailed budgets
Legally securing sites on favourable terms before or as soon as they come on to the market
Mitigating any risks associated with site investigations and surveys, restrictive covenants, easements and highways issues, etc
Appointing and managing the professional team and being responsible for the day-to-day project management of schemes
Coordinating the design and the look and feel of developments using specialist architects and interior designers
Managing the appointment of the Employer’s Agent who, in turn, would manage the builder and ensure projects are delivered on time and to budget
Managing the appointment of the Estate Agent and the sales and marketing campaign for the completed units.
WilsonWells Property is led by Simon Wilson, a former Chartered Surveyor, with over 20 years’ experience in the property sector. Career highlights include:
Qualified as a Chartered Surveyor (MRICS) in 1995 working in private practice before specialising in property development with Matrix Medical and Castleoak Care Developments
Previously managed over 15 commercial developments with a combined area of over 350,000 sq. ft. and a gross development value in excess of £90m
Financially managed multiple developments of between £2m and £15m in value
100% record in gaining planning consents
2014 Winner — “property developer of the year” — Health Investor Awards (with Castleoak)
2009 Finalist — “property developer of the year” — Health Investor Awards (with Matrix)
